Some of the plans I reviewed do have an efficient design to accommodate the mechanicals esp if you decide to go with a crawl space in lieu of an expensive full basement.

I use Buildium because 10 years ago when I started I wanted software that was web based, allowed for online tenant portals (to apply, pay, put in work requests, etc), allowed online payments, etc.

This of course only applies if you are dealing with normal responsible adults, with jobs.Small claims court is inexpensive and designed for th eindividual to manage themselves.
