I generally ask dates of residency and rental amounts to verify what the tenant reported.

Aside from that - if they can't pay security deposit and first month rent up front (we require these to be done with cashier check or money order, not personal check), longer stories or explanations of things (granted sometimes these are true), people who want to move in right away and are in a big hurry to do so without a very valid reason that you can verify. 

Verify with your lender to be certain.

If they meet these requirements, they will pay and care for the property as was verified by their history.Single, married, short, tall, straight, gay, military, bartenders, any ethnic backgrounds and whatver else you can think of do not come into play in this decision. 

Verify they pay rent on time EVERY time, maintain the rental, no lease violations, etc.

After you have that rough idea it's easier to figure out the offer you want to make that you can then verify with a more detailed look once you have something under contract.
