We are looking to get any tips, tricks, and lessons that people have learned throughout their time hosting AirBNB, as well as guidance from CPA's on how to manage expenses and keep the IRS happy in general. 

I am coming across a lot of leads and deals and I would like to know what everyone is paying for rehabbing including materials and labor for a middle class 3/2 2,000 square foot house on average what are you spending in your area.The bathrooms, roof, kitchen, rooms, pools, etc.What kind of tips and tricks do you have to bring the costs down?

The trick is making sure these safety items are in place guest after guest, year after year. 

If you did not do an inventory and condition upon move in then I would first try and have the stove cleaned, and if that does not do the trick, have it replaced.  

The trick is not getting taken to the cleaners by your contractors (who expect to live very well these days in our county) and not overimproving.

New here and not sure if one exists already or if just using the deal analyzer will do the trick.
