We plan to manage them for the first few years but not too long down the line I'd consider a property manager.I've been chipping off a thick 70's texture from the walls and we just discovered a badly rotten sill plate so I'm thinking less about granite counters today :) Still on that note, it's a very tiny kitchen so it seems worth considering for $1,400 installed.

Through research I have decided to put each property into an LLC due to the incredibly tiny risk that the title transfer may trigger the due on sale clause and the large risk that a tenant will sue sometime. 

I found one of the most respected traders for that market and signed a deal to buy some small quantity from him (I didn't make much money on that trade :) ).

I currently have a tiny home in GTA, on which i've been accelerating mortgage payments to pay off 10 years ahead of schedule.

Using my strategy, I can do a lot more quantity of deals.

It is a pretty tiny home, so I'm being a little conservative on the estimate.

I have been dabbling in the tiny house market for the last couple years and have had great success with it.

You'll be well into the millions on this one if you're looking for Seattle proper, unless you thinking of a a tiny build in Rainier Beach, White Center, or South Park.
