I'm going to throw about $70,000 into the project through a fix-up loan through a local lender and then refinance after completion.

Nothing wrong with that, but I'll throw in commentary from a different perspective. 

Then when you are worth 500-1M or are an accredited investor you can throw 25-50k into a syndication and see what happens.

First thing is to throw away their repair estimate and come up with your own.  

I have the capital to throw 20 to 30 % as down payment. 

I don't just throw it on the MLS with crappy cell phone pictures and wait.
