I definitely dropped the ball on this one.  

I haven't had any feedback that the price was too high but I dropped it after 45 days anyway to try and increase the activity and generate an offer. 

I don't believe you can drop that even after you have 20% equity.

The house is listed for $45,000 but after talking to the listing agent he knows it needs to drop in price.

If I don't get any serious applicants in the last half of the month (around the 20th) then I drop the price $20 a month.  

I just signed up with buildium right before they dropped their lowest plan and forced me up into a higher monthly fee.  

I finally just dropped the effort.

The owner has dropped his price to $93000 other houses in the neighborhood are selling for $109 to $140 it's a 3 bed 2 bath with a double garage.

My favorite is when you drop a tool/plywood/whatever into a hole in dry wall trying to fix it and then you have to make the hole bigger to get it back out.I've also managed to drop a screw driver into the back of a garage concrete had just been spread in, about 5 feet below the floor of the house.

I would use those and leverage some free gography tool such as www.arcgisonline.com. get a free 60 day account and drop the stats there to play a bit.
