So, slowly, they under-cut each other over time until consumer offered rates fall to where they "should" be if you just think it tracks 1-to-1 with mortgage backed securities or t-notes (or whatever you believe it is "pegged" to, as if we didn't live in a capitalist society).

Since there is no written rental agreement, you'll definitely want to obtain an estoppel certificate before you close to confirm important details of the tenancy (i.e. how much the monthly rent is, whether or not the tenant paid a security deposit and if so how much, who pays utilities, who owns the appliances, etc).Then, after you take ownership you can have the tenant sign your own rental agreement.

I'd assume the best way to obtain this information is to physically see the property and to inquire with landlord, but what would be some indicators and measures to consider when analyzing on the surface?

If you're seriously considering not going to college, you need to obtain an education in what you are interested in by finding a mentor and busting your butt.

Where did you look for your off the market properties and what marketing strategies did you use for any contracts you were able to obtain.

We eventually obtained multiple quotes and put great coverage in place, but always ask if the property you're buying is under an umbrella insurance policy.
