@Jason Lewis If I was in your shoes I would try and find a multi family property that was distressed enough that you could add value by rehabbing it, but not so distressed that it wouldn’t qualify for FHA owner occupied financing.

If I was in your shoes I would consider getting into a trade that would help with real estate investing, like HVAC, plumbing, or electrician.

If I were in your shoes I'd save up some more and when I had a nice Chuck of money saved up do a FHA loan on a duplex or triplex.

And when you are done working for the day you strip down to your birthday suit and throw away ALL your clothes including shoes , to avoid getting anything in your truck or home .
