Investing based on appreciation is something they routinely caution against in the podcast.

But the VA is a little more strict.

It seems like everyone kindve agreed on not worrying about the llc stuff for now so i will focus strictly on marketing and obtaining my license for now.

And I'm strictly interested in the county auctions (not private auctions like hubzu or auction.com).

Hey @Jared WolfIf you're considering getting the license strictly as a side job/extra income it's generally not recommended....just stay focused on your primary business.  

With all the fires in and around Boston lately they are very strict on the sprinkler requirement. 

HOAs are less of an issue for a flip or remodel prior to renting but can still cause issues if they are strict about construction hours, noise, treatment of debris, permits, exterior paint colors, etc ... even if you are respectful, follow the rules, and are in the right, an overbearing HOA can still make your life miserable.Agree with some others, BTW, the only "Good HOA" is NO HOA ... all others are varying degrees of Bad.

@Patti Robertson BP has very strict rules.

All in our structure was probably around $1,000 more annually and required strict contractual risk transfer.

If you must give a reason make sure your screening criteria is strict enough to allow you to reject the majority of applicants.
