If you're not willing to deal with a tenant (and that means doing an eviction and kicking a family to the street if they don't pay, toilets are easy) then you need rent of 2x the P&I.

1. i was at a house the other day and the tenant mentioned the bath sink was draining slowly. next day i changed it with one that allows air to flow behind water. cost me $10 and 30 mins. they were thankful.2. have a tenant on a busy street and noticed she is too short to look up from the window at the top of the door. put a peephole. cost me $8 and 20 mins. they are so thankful.what were some of the things that made a difference for you?

In some states you can simply send a letter to the tenant telling them they have a reasonable amount of time (usually 2 weeks) to come get their stuff or it will be put out on the street.
