Landlord Options

Trying to get some options for a contract that we just tied up today. I have a property locked up and was planning on marketing it out as a wholesale deal to my buyers list and shouldn't have much trouble doing so with the numbers. The issue at hand is that the seller had a tenant in this property that quit paying rent about 4 months ago and actually hasn't lived there in 3 months. She did however simply leave the property and left all of her furniture and belongings there. The owners has continuously asked her to come pick the stuff up and take it away and she hasn't for one reason or another. Primarily because I don't believe she has anywhere to put it and can't afford a storage facility.

What options do I as a buyer have for this situation or can I offer as advice or guidance to the seller to move this deal along as quickly as possibly? Is it still okay for me to even show the property as this is going along? Any advice from someone that has been through this or know what options are available would be much appreciated.

I am in Kentucky in that is needed.
