I enjoy the process of turning something that is entirely run down into someone's dream home.

Plus as you grow you have all your old data and you have the systems in place from the start.The only way I'd suggest using no property management software and just using excel or whatever to track rent income is if you just had a few single family homes or something as a hobby.

I'm basically looking for something that glazes over or goes in depth about how an investor can set themselves up with as many options as possible to go about buying, but I can't seem to find anything.To better explain what I'm trying to say, let me give some examples:One investor might have his “buying artillery” or “buying depth” (still looking for a term to describe what I'm saying) as;1. having a private lender and,2.

That might be something to consider as well if you're set on the Bay Area. 

We wanted something that we would be able to subdivide and sell.

I just wasn't sure how real estate investor friendly it was or if there was something better. 

Something like, hey Bob, it looks like you've been dragging your feet on my offers and it's costing me getting the deal.

It's like something out of a dream.

While FHA is great there might be something state specific that is better or just as good. 

I also really enjoy the process of taking something old or rundown, and making it new again, I just love seeing the results even if it's just a fresh coat of paint.
