However, I am hesitant to do this flip cross country solo without an amazing foreman or GC.I was thinking of partnering with a GC in Tampa that can handle the construction side and reduce costs on that front while I can find the deal, run numbers, offer 1/2 the deposit for a hard money loan, and list the property to save 3% on closing costs.Ideally this would be 1-2 flips per month after the first successful project.What do you think of this proposal?

Most Professional Property Managers do everything; collect rent, schedule maintenance, pay taxes, pay mortgages & HOA dues, process security deposit claims, marketing , leasing , on call 24/7, handle landlord-tenant conflict.

Our lease requires 60 day notice of move-out.Our lease requires the condition of the house be restored to move-in condition, minus normal wear and tear, before move out, to get full security deposit returned.We are updating our lease and was wondering if there is something legally defensible we could add...We are also able to start showing the property 60 days out.

They don't do direct deposit (my lease requires payments be made to the bank, not mailed to me), and they send out the vouchers at the end of the month, so your rent payment will always be weeks late.

Assuming you're an employee and not self employed they'll ask for your last 2/3 payslips and your latest P60 tax form to show how much you earned last year.By law in Ireland, first time buyers need to have a 10% deposit saved for a house (example for a €200,000 house you need €20,000 saved and would take a mortgage on €180,000).

And if you can't reach them the next step is to file once they have defaulted on rent payment, you can't file for default on security deposit payment.. that's not rent...
