I honestly think that the best way to learn the biz is to skip back and read from someone right here in the forum.

If your annual household income is $50K you don't bear a huge burden, if it's $250K you won't like that margin tax rate on ordinary income (I'll skip the whole qualified dividend conversation to keep it simple).  

I'll skip over most as it's redundant.

You will still need the insurance with a LLC so really it's better to just go with the insurance and skip the cost of a LLC.

With your cash, you might be able to find a good mentor and skip the single-family properties and go for a small apartment building.Mike

I use a skip tracing service that goes by Needs to Skip that has turned around smaller lists (less than 500 names) in about 48 hours.
