Larger pools of money offer lower rates because their diversification and size offers them enough protection that they can do that.  

That size would be valued on a commercial basis.

There may be exceptions.I would however expect them to compete very favorable with similar sized apts...

They're going to court to force this.So a couple of thoughts on that.....see if you can pull the cases in your area where this has happened to give you an idea of the market size. 

In major metros, zillow would be a good option but thats not a one-size-fits all.
