@Gabriel Mesa Fairly straightforward in the suburbs.In the City of Detroit you can NOT use zip codes, you can use Neighborhoods if you know what you are doing, but you need a trusted local to check out block-by-block to finalize decisions.Since there's a lot of rentals in the City, you also need to decide BEFORE you start a rehab, if you are targeting selling to a landlord or an owner-occupant buyer.- You tenant-proof a rental, but need higher finishes on an owner-occupant.

@Sean HaranI agree with the previous comments on trying to find a house hack or something within a 2 hour driving distance.I did a local renovation where I was on site at least once a week, did multiple walk throughs will plumber, electrician and the contractor.

The hardest are when it's a one-lane driveway for a multi because then the tenants have to work together.I think you specifically have learned how to work out some kinks from house hacking and being on-site first before you were off-site.
