Generally rental real estate is exempt from UBTI under Sec 512.An IRA does not avoid UBTI via UDFI if the rental real estate asset is leveraged (per Sec 514).Generally, an IRA would not have UBTI exposure on unleveraged rental real estate, however it is always best to have the conversation with your tax professional as this area of the tax code is not simple -- even a lot of professionals mess it up.

I grew up in the land business its an old and tried and true from the original land grants and gold rush days and then colonial lands.. to the Louisiana purchase.. and the mother of all land deals the purchasing of Alaska from Russia..the concept is dead simple.1. rural properties that are handed down over time are prime targets.2. buy for cash3. sell on terms 500 down 50 a month.4. do hundreds of them..

Right now, your retirement plan most likely has minimal choices to invest in (some stock funds, bonds, ETFs if you are lucky) so you are rather limited in choosing an investment vehicle that will help you reach your goals.From first hand experience, I can tell you that getting a solo 401k was rather easy and I have checks that I write to pay for properties free and clear or to put a down payment if I want to get a loan.

Shutters and some simple, low maintenance landscaping would certainly create some depth....just be mindful of any additional trimming/weeding when developing the landscape plan.Best of luck!
