The second group is a mixed bag- they aren't planners, or something fell through, or they just weren't aware that they needed to be looking sooner.

Not sure about multi family but there is a lot of regentrification going on in those areas, but it is still spotty and a mixed bag of tenants and populous.

@Daniel Paloscio, I like the angle of putting the delinquency in with a bag of other issues to protect a person's pride and perhaps create more willingness on their part to get in touch with your company.
