Have you seen Case-Schiller property appreciation graphs on San Diego.  4) rent rates traditionally lag purchase in both directions.  

@Brit Dunlop  Yes its definitely commercial loans - mixed use. your best bet is probably a local bank or try to get it at seller financing.The good news is the 2 apartments shouldn't be hard to fill in, the shop could take longer. are you dealing through a broker or the seller directly??

It seems like all the information, tips, strategies, etc. that I find on the subject are directed at folks for whom retirement is years (if not decades) away.

If you choose to rent directly to students I'd be cautious, you have a large base of competition in the bigger properties, they have the mgmt and scale to deal with the younger tenant crowd.

Does anyone have experience with quit deed property to LLC directly?

I can tell you most people that bought since 2018 are likely regreting now, because today price is lower than Jan/Feb/mar already...And RE is not like stock, that changes direction every day....
