Hey @Sean Bramble - I think you're probably already aware of the answer from the lender's eyes, they'll consider the debt WHILE it's still on your reports or while they see the payments being made to it.

Locals will see the value you have added to the property and they could simply say you're impeding a public right of way or that you paid your yearly canon late/jack up your canon to a ridiculous price or something random like that to find a way to cancel your lease and take the property.
