I seem to have a hard time organizing these thoughts and trying to even simply write them down seems to be an impossible task.Hell, I've even left out much of my personal experience from conversations and even these posts as I have so much I want to say, but throughout the post I get distracted so much so that I leave out things even Alan reminded me of.

One caveat: doing this created a situation where it was difficult to get loans because one of our LLCs is a "checkbook IRA"- seems the nonrecourse lenders mostly don't like having a non-IRA partner involved.

I'm exploring options and this seems like a good way for me to purchase the next deal but I'm treading lightly as using unsecure loans sounds pretty risky and of course I need to consider ALL things including their terms, market conditions, capital on hand (about 30k to invest) and my strategy which is to BRRR.

Considering that the back-end ratio needs to be roughly 36 percent in order to qualify for a loan, it seems that the mortgage costs associated with each newly purchased property should be 36% of the revenue generated by that property -- we might call this a 36% rule: mortgage cost / rental income = .36Please let me know -- is this feasible or advisable?

I past all my 7-8 preliminary inspections (seemed like a lot and was told each time "Keep up the good work" and I will send the landlord the "all good" report.
