Bottom along the roof looks melted, I’d blame both insanely hot shingles radiating heat and likely the same installation issue.

Why not do it now so Neighbors and tenant’s in the area don’t label this house as a slumlord owner thus causing you to get only the bottom feeders as future tenants.

Bottom line is I am a beginner investor and do not feel comfortable taking on the risk of buying it and fixing it up myself but I would still like to find a way to make some money on the opportunity. 

But when it comes to renting out a property, if you aren't sure what the market is (in which case you maybe should not have chosen that property) and can't figure out a good rent point, a good strategy would be - figure out your costs that have to be met, add what you would consider a bottom-line monthly profit you'd be willing to do this for, and see what that equals.Example: Monthly costs of $700, you don't want to do this for less than $200/month = $900.

so bottom line what is your net cash flow after all of this and how much debt are we talking million plus ?

If a recession hits, and tenants stop paying and you have to start the eviction process, how does this affect your bottom line?
