For those of you that regularly invest in mobile home park communities, what is a standard expense ratio for an all lot rental community with direct-billed utilities?

A typical/average 40 gallon tank hot water heater costs somewhere between $400-$500 at a big box store.

My regular insurance policy covers rent loss, but only in the event of a catastrophic occurrence  ( fire , flood, etc).

When it comes to state specific study apps, I would still do a search in the app or play store (depending on your phone) and look for some practice test programs that have a decent star rating and high customer downloads.

I’d say income wise, we live a fairly comfortable life style with little debt, slow growing savings, and regular traveling.

Lots of "cash buyers" have several partners and can not access the cash as quickly as a regular, real cash buyer.
