"Terminate on Sale" clauses are rarely allowed by the courts with residential leases.The good news is, many tenants don't know this.So, we always politely ask tenants to sign our lease, ask if they want to extend them and try to reasonably increase the rent.We don't recommend abusing this with strong-arm tactics.

Do any of you work with a property manager that you highly recommend?

February is going into off season so I wouldn't recommend unless you're priced below market value just to save on vacancy.Hope this helps!

If investing in that studio style, I’d highly recommend only the best asset qualities, i.e. walk-in with no stairs, good area, golf course or lake view, etc. 

BiggerPockets also has a calculator you can use to analyze deals and I highly recommend you start this as soon as possible, even if you are not ready to buy.

My recommendation if you choose to invest out of state is to choose cities in safe and economically diversified areas with above-average income and population growth.
