I always suggest people use a Title Company and get Title Insurance and a Warranty Deed to protect themselves and the future transactions on the property.

Find a deal that will make you money buy good liability insurance and when you start making money find a CPA to help you keep some extra bucks and a lawyer to protect the bucks you have.

Trying to research as much as i can before bidding on a property.I have access to public recorded documents, such as mortgages on properties, however on properties that have multiple mortgages to the same person on the same house through the same lender, i cant seem to determine which lien holder position is foreclosing (1st mortgage or 2nd mortgage).

I believe most (if not all) banks won't lend to an LLC so how do we make sure we protect ourselves from potential mishaps with our tenants?

But if it gets to the point that this negotiation is causing you to miss making other deals then IMO I would walk away and focus on a new deal if you can't get it worked out soon with the seller and protect your interests in the process.

My mentor (who does lots of wholesale deals through realtors) made it clear to me that I need to be sure to have a lot of exit clauses on my contract that will serve protect my assets/liabilities (my home, car, etc) in the event that I get sued.
