They don't want to compete with the market, a.k.a. they want to see if they can't get a discount or its not "their" money.The irony of any asset listed for sale is it is actually "for sale" opposed to looking for a ghost.I would go back to your investors and get to the bottom of what they are really up to before you waste your time.

Bryan, there's a lot of demand for investment properties in this area.I had another 4 unit plus store front sell for 325k and it was only bringing in around $4,400 in gross rent fully occupied.So it's tough, the only advantage I have is being the one negotiating directly with the bank and not competing with other buyer's.

A class I took years ago for special education talked about four stages of learning: 1. unconsciously incompetent - don't know that you don't know 2. consciously incompetent - now you know that you don't know it 3. consciously competent- can do it, and can explain it 4. unconsciously competent- been doing it right for so long, cannot fathom doing it wrongMost learning occurs in stage two, the best teachers are in stage three.
