I use Cozy as my primary rent collection platform, but have several tenants who are . . . lazy to call it what it is . . . and sending a simple cash app or venmo request works to collect payment.  

These are dedicated rehearsal studios where they can drum as loud as they want, be it alone or with a band.

Ok, this is my first forum post (on any platform) so hopefully this comes out clear.I just advertised my first rental and we have been getting calls and I have come across 2 things I was not prepared for.1.

I would really press upon your PM to explore more leasing platforms, as it is ultimately her job to lease your units and not yours.

I lacked dedication and discipline. I also did not really invest time and energy into learning all that I could.

His platform is very educational and collaborative!

I estimate the home could yield good rents with some updating, Reno and dedicated landscaping work.
