If you have difficulty showing income or have a high DTI ratio, DSCR loans are a great way to finance an investment property without having to show your personal income.

To keep going, join local real estate groups, get a mentor who knows your chosen area, start with small deals or team up with those who know the ropes, and keep an open mind as what you like may change. 

Personally, I keep my rent increases to 5-10% while not pushing them all the way up to market rent.

Personally, I negotiate for better price/seller credits + put more money down to min 1:1 DSCR and keep it gucci. 

You may also want to ask them to cross-collateralize another property or give you a personal guarantee to further protect you.

I do a lot of seller financing and personally keep track of it all myself but it can be a huge pain. 

It also depends on your price point and budget. because this is going to be your personal residence, at this point, I would just keep aware of city news and developments, and neighborhood pockets.
