Obviously the 1% rule is going to be just a rule of thumb as a lot of things vary. 1% could potentially be better ina nice area of Indiana vs Illinois because of the property taxes being 2-3x.

You want a crappy enough truck you can actually use it.Then I have a nice sedan for DD duty that is comfortable, safe, and good fuel economy.Works out wonderfully, and its cheaper to have both than 1 nice truck.

We routinely use our realtor for purchases and sales, and yes on occasion we could probably save a couple bucks without a realtorOn the flip side our realtor is a business partner of sorts, she brings us off market opportunities, She provides input on purchases and sales.Just this last week she was nice enough to meet an appraiser at a property we were getting refinanced.

If there's an opportunity to make large cash flows after forcing value, and still maintain nice margins that's better in a sense, but also riskier & also more time intensive.

I suggest starting by either calling the district court system for the jurisdiction in which your rental is located or visit their website to find out more about the lawsuit process.
