Our company is encountering a few great homes in the Orlando, FL area that aren't selling because they have issues with deteriorating lead paint.  

I know the storefront needs to be re-painted at least.

This was before the minor rehab, it's been painted and flooring put in, some minor plumbing, light fixtures added. 

I still renovated the backyard, carpet, and painted the walls.

The 2nd just looks like a bunch of layers of paint over cinder block.

Never fails that after a tenant leaves there is a weird smell...I know new carpets and paint help, but I want a more budge friendly option.Thanks in-advance!

It will need about $3K in general flooring, paint and fixtures to put in a new tenant.This is basically a no money down deal where I can purchase with my LOC and then refinance at a LTV of 75%. 

Take Joe's advice and hook up with someone close to where you live and basically say I can give you leg work running to the courthouse, painting units, checking on properties etc. in exchange for letting me watch how you do things.Remember each no you get just means your one step closer to getting a yes.
