It's a numbers game!!!!

I’ve done combinations of multiple of these suggestions.

Just about 30 minutes after I send back the ratified contract to the seller agent, the seller agent emailed me back and said they are receiving multiple offers and ask me to send in the best. 

Two mortgages is not the game plan, and turning it into a rental is an absolute last resort.

Purchasing in an LLC does have restrictions, but I figure if I want to be a "big boy" in this game  then I need to learn to play like a big boy in this game (I know that's relative BTW, I won't ever be in Cardone's category). 

With 5k EMD, you have skin in the game and its an incentive to keep your word. 

Why not use the VA loan on a small complex you otherwise might not be able to afford and would have multiple revenue streams vs. just one SFH?

Hello,I am new to the game here, I am wondering what you all think the best way to find my first deal would be?

I will be opening a property management business in the very near future, I'm getting ready to test for my brokers license this month, so I have set the price for my own portfolio of rentals at $50 door.  10% is more common for the area, I've seen 8% for owners with multiple properties and I've even seen as low as 6% but that definitely seems to be a case where you get what you pay for based on my observations...

I don't know which style is best, as there will likely be multiple bidders there using each style.
