I have been considering joining AAGLA and know they have lease forms and other forms, but it is $199/yr.In the next couple months, I am looking to get a standard CA NAA lease written up with RUBS for water and sewer billing and a requirement for the tenants to carry their own renters insurance policies with $100K or so (if there are recommendations around this please let me know) liability limits.Does the community here have any advice on how best to do this and where I could get a lease form that does the trick?

I personlly dont care about prop tax's we flip everything within 6 to 9 months I am not a buy hold investor in that market nor am i looking to be one. 

Monthly payment $1256total note collection remaining $139,416.

Also, I plan to put 20% down...rather than 25%...which will allow me to keep cash on hand to complete the needed rehab.  

In the short term, I aim to replace my monthly income from my current entry-level job, I dont make a ton of money so this shouldn't be too difficult.

I recently read multifamily millionaire but he doesn't really describe how to run comps on small multifamily other that ask an agent/or BPO's.

I’m exploring all options to try to save myself.
