The next steps logical for me is to look for another property by my graduation 2020 at age 21, this should be a small multifamily 2-4 units hopefully four units which would put me at a strong 1% of the way to to goal.

I am in the process of developing a personal portfolio and will likely use the BRRR method.

Subletting is allowed by the tenants lease, but tenant never went through property steps with landlord to bring in a roommate (application, approval, etc).  

Kinda of in the building my process before executing that way I don't miss a step.

If my lease has a provision written in it waiving the 30 day period, does this actually matter what steps or rights do I have to not continue to rent to this person if I would prefer to find a new tenant once the 12 month lease is up.
