Subletting is allowed by the tenants lease, but tenant never went through property steps with landlord to bring in a roommate (application, approval, etc).

If my lease has a provision written in it waiving the 30 day period, does this actually matter what steps or rights do I have to not continue to rent to this person if I would prefer to find a new tenant once the 12 month lease is up.
