@Jason Velie -- if the LLC you created to purchase the rental is a partnership or corporation and doesn't own anything other than the OZ property you described, its probably not too late to structure it as a QOF. 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

If you are late in the cycle for several of these, you'll want to have access to some amount of capital that will be sufficient to float the inevitable replacement of these items.
