Yes, you can split it up and get a  Conventional 1st mortgage for $424,100 and a 2nd mortgage/heloc for the rest.   

Grant Cardone is amazing and a great guy to follow, at the same time, with zero experience to jump right into a big property like that is ambitious, possible but if you don't even have the capital to get started it's not really an option.

I suspect that is going to be a different answer for everyone, and a combination of several factors.  

Bakersfield is about an hour to hour and a half commute from where I live.

If you are in the business of renting parking spaces and a tenant does not pay their rent, you can have them booted or towed.  

As Account Closed pointed out, you should have had an actual Approval Letter first, which details the price, costs to be paid by both parties and a Net to the bank.  

But I have two kids and a horrible commute living in NY so I don't have a lot of time for outside real estate investing.
