Aug 23 electric company comes and puts 3 day note on door of squatter while squatter is hiding insideAug 24 DTE informs us that the bill for this cabin hasn't been paid for a long time, bills are often sent back "return to sender", over $1,100 is owed, gas will be turned off soonAug 26 electric company comes and removes meter, we haven't seen squatter since Monday night, we knock expecting an empty unit, 14 year old daughter is inside, no electric, no water, no gas, phone battery low, and the house is the worse garbage pit I've ever seen - 5 full size black bags of kitchen waste sitting near door, goat path from room to room, dirty clothes piled everywhere. not hoarder situation, just super dirty situation.

I looked at the sign in sheet on the kitchen table and maybe 3 people had looked at the house in the last 60 days. 

One option would be to add another Rinnai unit in the kitchen, but I'd love find someone with the knowledge and experience to evaluate the entire heating situation for the building and work out a long term plan for improvements. 

It’s currently a 3/2 w/ an half finished basement potential 1/1 with separate kitchen and driveway.

Kitchen renovation (cabinets, countertops, appliances) bathroom renovation, and flooring are usually the cosmetic things that I find add the most cost, you should be able to determine if at least any if these areas need to be updated and go from there. 

Looks like a converted basement without a real bedroom (has small kitchen, bathroom, and large open room).

With one of the units being empty, we were able to update the kitchen, bathroom and apply a better paint scheme.By doing this we were able to secure a tenant @ $700 a month and now we are renting each unit @ $750.

Back to any investment, operators matter, but I have heard of several projects (single family homes, condo developments, apartment complexes) that had fairly major construction defects that only arose 2-3 years after occupancy, but could be traced back to either poor design and/or poor craftsmanship, and were only a matter of time to be exposed.This article from Feb, 2021 talks about issues at 432 Park Ave and the construction and design issues causing major damages. https://www.nytimes.com/2021/0...  

Some of the repairs/updates we planned on doing was:-Update flooring in all rooms (vinyl/carpet)-New paint in all rooms-Paint cabinets in kitchen-Update appliances-New skirting-Repair roofBased on this list, any tips?
