don't forget, you can have negative returns in real estate.Keep an eye on u.s. treasuries, as the benchmark 10 year is expected to continue to go up,and if the market is still intact after 4%, then you can feel pretty confident that this is sustainable. 

There is a ton of risk involved buying a distressed asset.

My goal is to be actively involved, unfortunately my market (Denver) is making it difficult to find deals that fit in my price range (for now).

That isnt to say there aren’t young guys killing it in big cities but for that is one career I don’t think I’d get involved with .

But you have to have the property under contract before getting the agent involved.

My question is, if the person that was bit chooses to sue, am i not involved since it happened prior to my acquiring, or are you still open to risk.

I always listened to the podcast episodes but never thought to join the forum or be involved..

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

I don't use Land Trusts for reasons too involved to get into here but some people have no problem using Land Trusts.

Anywhere on the risk/reward spectrum is fine, I'd just like my eyes open to the options for now :)
