@Jacob PereiraHey Jacob, Im not sure about your current investing experience but you can always look just outside your major city limits for something that is only a small percentage of your capital that you can pick up for a deal and go trough that process even if you dont make your ideal ROI, (Dont lose money by any means), but that you can get trough and essentially buy yourself a hands on education.

The current rent and asking price gives a gross rent yield cap rate of 16.5%, before expenses, so ideally with an all cash buy, the net after operating expenses should be a solid double digit %.I am ready to make an offer that with the current rent would give a gross rent yield cap rate of 20.5% to wholesale to an end cash buyer.I reached out to the seller 2 years ago before the property was leased and for all intents and purposes the cash asking price is still the same.Would these numbers be attractive to a buy n hold or turnkey investor?

With that out of the way here's my situation;Capital / Financing  situation:- $270K cash available through a HELOC - $60K personal savings cash-Total: $330K available in cash-Credit;  780-800 ( same for both my dad and I)Ideally what I'm looking for;-All three of above; equity, appreciation, good cash-flow in preferably B/B- areas.
