If you're also considering other markets, you may want to look into Columbus as it has great macroeconomics with lots of growth - population, jobs, and companies developing here.

Also, check the amenities available, that will run the HOA dues too.Location-wise, check whatever will be easier to rent in the long run.Also, depending on how you're comfortable with sharing your apartment, 2 bed could be a great house-hack.

A lot of my out of state real estate clients really like this market because the macroeconomics look so good for this market - population is growing, job growth is growing, and so many companies moving and developing here.

A few things that jump out at me, in addition to @Don Konipol Comments…-$1,500/yr for insurance on 8 houses (less than $200 each)?

I was only able to do this because I had the numbers to support (similar housing rents, increase in expenses) that it was a reasonable raise in rent.

Also if you have not yet, I would recommend that you start by house hacking a 2-4 unit first
