It would neither help nor harm you receiving a refinance.Refinancing with less than 6 months - now this is going to be dependent on your loan type. 

Even collecting rent into 3 different accounts is way too much work.And with all the different things you are mixing they can now sue you in the jurisdiction, where the event occurred, where they signed the paperwork, where the Trust is, TX and WY. 

However, I have already told my W2 employment that I will be giving them a one year notice the moment my youngest child finishes with college - which will occur in only about 13 years (!). 

We are glad to pay the 15% once the rental occurs, if that is the appropriate rate. 

Changing ownership puts the new owner in the current compliance requirements even if no changes to the property have occurred.

There's alot of building going on and the 6-10% rent raises aren't occuring. 

Just because a property is newer doesn't mean it's better than an old property (I lived in a condo that was built in 1990 and it was on prime property overlooking the lake but was built so badly it has so many issues - luckily the condo association dealt with most of the problems; there were also a lot of the plumbing issues occurring on the 2nd and 3rd floors - point is - newer doesn't necessarily mean better). 

I'm adult enough and have been through enough relationship drama to know how fast even close friendships can turn sour when misunderstandings occur.
