I understand I need experience and ultimately I will get it if I plan to go anywhere but I'm just looking for some tips to help the transition.

I’m curious as to what tips, tricks and advice you have all used when going to a local bank and talking to them about gaining a relationship with them in regards to lending for investment properties.

Really we'd like to see a cash on cash of at least 8.5%+.Re: insurance in Florida- this is a great tip!

I do understand that the gift implies no re-payment what so ever and will be sure to make that crystal clear before I were to accept any type of gift.I consider myself extremely fortunate to have a family member who would be so generous to even consider gifting any money at all.
