It sounds like you'd want to start fresh with new residents that you can choose, but a vacant property may be an issue for the lender unless you have the W2 income to show you can support it.

Now from a cashflow standpoint if you rented out the shed as a storage space......you may be able to generate some income though.

Also look for other ways to add income such as a storage building, laundry, etc.

I have been buying and selling items at from storage, auctions, estate sales as well as a few vehicle flips for the past year.

You need to ask for a storage agreement to sign instead of a lease.

Storage is huge, I had tenants leave due to lack of storage recently.
