I don;t think is bad form to push back on this.. but don't burn a bridge if you have a great team

Its insurance,  if you get stuck with out it, it burns, if you have it and don't use it...welp its there just in case.  

We had a 23 unit burn to the ground locally (cigarette butts thrown on mulch) so the Bldg Inspector required our 1960's era 6-plex to have a complete fire sprinkler system throughout per IRC2018.

And you can't exchange into improvements on property you already own.I think that you're spot on in your desire to consolidate and trim the fat from your portfolio. 

Some have remote thermostats, others are on the valve.I bought an oil fired steam heated 4U that the owner claimed was burning $12k/yr.

When I arrived no one was there, I had to burn their phones with calls and texts and told them I had called the police which I did.

The last time I had to drive through Irvington, every other house was either boarded up, burned down or had groups of people on the porch and they didn't seem very inviting and I was concerned about even stopping at red lights for fear of being car jacked or robbed.

I do not trust tenants, just my experience, most of the time they are terrible notifying important property issues, but they are very good at pointing out burned bulbs, clogged water closets, and the like.  

Burning one parties car was the way one of the parties involved decided to handle the situation.Best part about the car fire was one of the parties forgot which car was owned by the tenant.

Addressing the problems is like trying to put out small individual fires in a forest that is burning.
