This ultimately will fall on you if they cannot afford the rent and ask for extensions, which I believe will happen if the first payment that is coming from the perspective tenant is a credit card payment.

You then have the option of having someone else actually buy the house at closing, and them paying you a nice finders fee, if your plan for a personal loan backed by the equity in a property under contract falls through (it sounds like a shaky plan to me).

If you think it's priced well and can afford to wait then by all means wait & see if the perfect buyer falls in love with it.If you need to get out of it quick your going to need to lower the price.

Or we do it when our specific conditions don't fall into the "normal" category, we can still propose a design that will work we just have to do more design calculations and "show our work" for the math behind it.The problem becomes not that we can't do it, but that every new item we propose has a level of scrutiny it undergoes before it will be approved.

I don't see any banners on the TK companies websites pointing out these potential pit falls. and you buy a home and its your home that is screwed up and your only out is to sell to someone like you who is going to hammer on the fact that its a failed foundation and its going to cost thousand to fix ... sorry you paid 100k for it 2 years ago but I can offer you 50k today because of your foundation issue..

It looks the feds are now considering a mortgage collateralized by a residence (SFRs and 1-4s) as a consumer loan that falls under the Dodd Frank regs.....regardless of occupancy of the buyer.
