The interest rate that I was utilizing was a little low, from what he told me, in my area I can expect to pay about 10-15% interest based on several factors (How much or little experience I have, credit score, the deal itself, etc.) and I will definitely be paying points, how much will vary by HM lender (usually between 1 to 3 points).

Make your own signs if you are determined to do this.I'm not a fan of open houses for a lot of reasons, so understand their reluctance to do it, but lots of agents want to do it, so normally in our office the experienced agents don't do them, but there are lots of new agents who have been told this is a good way to build their business.

My plan is to essentially by up the scrap lots left in newer subdivision neighborhoods by big developers, build sub 2,000 sqf single family homes, and market them between 200,000$ and 300,000$.

Trying to build out that dream team of contractors and subs as well.A mentor would also be super helpful, but like I said, still building out that network.As far as my personal situation, I have a good credit score, a decent amount of savings (200k cash) and a little more than that in investment accounts along with some equity in my current home, a mortgage, and car payments.Any advice would be greatly appreciated.

I needed all of them  RE license to sell RE  Mortgage to do private loans in the states that require it.. and contractors to build the homes I am building and then on top of that I have a developers license in Oregon ( no test required just a money grab And when I was figuring out what I wanted to do I got my pilots license around 20 too.. as I really wanted to be an airline pilot.. but alas in those days it was very hard to get hired not like today.
