Curious... has anyone had success cold calling owners of Multi Family Dwelling properties to get rental exclusives?    

I wouldn't consider 1/3rd of the mortgage term paid down "minimal".Lastly he didn't specify whether or not the 50k was exclusive of the 20k he put in to it.My main point was to give him some perspective rather than say definitively yes he should sell or no he shouldn't.  

Hey @Andrew Angell, so they are both exclusive to Florida.

There will be some interplay between the 121 exclusion for primary residences (lived and used 2 out of 5 years) so I would discuss with your tax advisor and evaluate your options based on your goals and intentions.

The insolvency exclusion does, but that doesn't seem to apply to your situation.Have you spoken with the lender about a modification?

Also, by then my income will be higher so that will be very doable.We have two competing ideas, although they are not mutually exclusive. 1.
