Telephone Prospecting to find Landlords
Hi all. Love the Bigger Pocket books. (Have Managing Rental Properties just in front of me!)
Quick question: Am I the only person who finds finding tenants way easier than finding vacancies in a 1% vacancy market?
Curious... has anyone had success cold calling owners of Multi Family Dwelling properties to get rental exclusives? While the $$$ would seem to be forming relations with property management companies, wouldn't the small fish landlords who might own a building with a tenant or two they likely rent out to pay the mortgage be good for quick deals as well as networking into neighborhoods?
Would appreciate any input!. I'm thinking that in the time I spend posting open listings and running up and down the steps of East Village walk-ups, I could probably make 100s of calls a day.

Calling landlords of smaller units is a great idea. Its a numbers game so the more calls and connections you make, the more likely you are to strike a deal.
While I don't believe in 'quick deals' in this industry, I do think that every conversation provides an opportunity to spark up a new relationship so long as we lead with value. Rather than calling landlords to list their property/rental, approach it from a value-add position of helping them with whatever they may need. Many landlords may have full occupancy but could use your help finding more deals. Even if it isn't transactional in nature, you may have information or connections that the landlord could benefit from i.e. a lender, contractor, handyman, electrician, attorney, cpa, etc.
