@Jeff Small I chuckle when people think because a company/companies did unethical things, that would give individuals the right to do something that isn't honest or ethical (which is what you insinuated in your post on this topic). 

Also a lot of them do not have the work ethic/mindset to tackle this aspect of RE and be successful.

You seem to have a solid work ethic and may do well in the sales industry as a licensed agent. 

The ethical way to go.

I respect his work ethic (certainly), but he is a little wild (for sure).

@Shaunda Hayes My problem with using American VAs is not the language barrier but the fact that the work ethic is not there.  

Deals come because of work ethic not because of a license.  

If you and your your friend have comparable work ethics, goals, strong communication, and respect for your each other, you will likely be fine. 

The only option that I can think is that I need a general contractor who would be willing to meet up with me let me show them my plan and have them pull a permit for me so I can legally and ethically do the repairs on the property. would anyone know if there are any contractors out there who would be willing to do this type of thing?
