The Delaware Trust and LLC strategy that costs $7k to establish properly and would be difficult even for you to prove you are the 'owner' when it's finished.  

The LLC establishes a clear operating agreement, especially important because other family members are partners in one of the LLCs. 

Establish your credit so you have at least 5-7k limit on a credit card(s) that you will ONLY use for the time you have your first plumbing/heating/roofing emergency.

I currently work as an Account Manager for a very established Commercial RE software company.

You have to establish the pipeline.

The desire to own a home in an established area like this, has encouraged many to invest their time and money in searching the right home in various parts of Atlanta.

(green toes, green lawnger, etc) These are pigments and paints.We tried to establish Buffalo grass here, looks like we have to much annual rainfall for it.I Personally  have a 2 acre lawn, on top of the Hill we call a mountain. (1000 ft above sea level) I have drip irrigation that feeds he flower beds.
