By midnight on day 45 you must have a list in place and from that point it cannot be changed and you must close on one or more of those properties.You do not have to be under contract in that 45 day period but it's a really good idea to mitigate risk.

.#7...set up google alert for the address, so sometimes you can see it being advertised... check craigslist and Zillow periodically.#8 If you think the renter was legit and legitimately scammed, see if you can figure out the numbers, address, payment method, and advertisement.... file criminal charges with the police.

@Sam Shueh with someone very new to buying/selling i would say "Hand holding" but i think it gets easy if the client is educated enough.
